Facility Conditions Survey Services
Facilities typically represent about 40% to 60% of an organizations wealth.
Knowing the size and value of the assets that you manage is a huge value for
organizations when it comes to planning and budgeting. MACTEC FLG conducts
facility conditions surveys to help organizations establish a list of
buildings, their age, use and total square feet.
The level of accuracy (more precisely the confidence level that the CI is
representative of the maintenance need of an asset) is proportional to the cost
and time to complete. There are three primary methods of documenting the
inventory of facility assets.
- Level 1 – Modeled Assessment: The most general assessment method “models” a
Condition Index (CI) based on asset type, age and Design Life deterioration
curves.
- Level 2 – General Assessment: A more accurate estimation of CI can be obtained
using modeled assessment data combined with observations in the field.
Observations may be performed on a limited subset of assets and are used to
calibrate the modeled CI.
- Level 3 – Detailed Assessment: This is the most objective type of assessment
that can be performed using an Engineered Management System approach. For this
assessment method, the asset is surveyed and distresses are identified,
quantified and recorded. Assessment data will include the type, quantity, and
severity of observed defects. Defects are pre-defined and are selected from a
list specific to the asset category.
